What this calculator assumes & how it works
  • HECM Principal Limit Factors: Uses HUD's published PLF table (effective October 2, 2017) and the 2026 FHA lending limit of $1,249,125. The factor is looked up from your age and the expected interest rate, interpolated between HUD's published points.
  • Adjustable (ARM) HECM: Expected rate = the 10-year CMT index plus a 2.25% lender margin, rounded to the nearest ⅛% (with HUD's 3% floor). Supports a lump sum, a growing line of credit, or monthly income. The line-of-credit and monthly figures assume growth at the initial note rate (1-year CMT + margin) plus the 0.5% annual mortgage insurance premium.
  • Fixed HECM: Expected rate = the fixed note rate. Requires a single full draw at closing, no line of credit or monthly option.
  • Estimated costs: FHA upfront mortgage insurance (2% of the maximum claim amount), HUD's origination-fee formula (2% of the first $200k + 1% above, min $2,500 / max $6,000), and roughly $3,500 in third-party costs. All assumed financed into the loan.
  • Proprietary / jumbo (age 55–61, or homes above the FHA limit): A simplified age-based loan-to-value model. These private programs vary meaningfully by lender, a rough starting point only.
  • Rates: Reviewed weekly. If the posted rates haven't been refreshed recently, the page will show a notice to contact us for current figures.
  • This tool does not pull credit or run a financial assessment (which may require a Life Expectancy Set-Aside). Exact figures come from certified origination software.
